The Trimley Estate is a long-term investment by Trinity College, Cambridge, and the College continues to examine new ways of improving the Estate to enhance its contribution toward the Port of Felixstowe, local business , the local environment and the community.

Whilst agriculture will always be a core function of the Estate, we are also promoting development on some key sites to ensure the availability of additional homes for a growing local community, to provide new infrastructure for the area and to help secure the future success of the Port. 

+ Howlett Way - Residential

East Suffolk Council’s Local Plan identifies a need for just over 10,000 new homes to be built across the former Suffolk Coastal District Area and recognises that Felixstowe, Walton and the Trimleys should be a major centre for growth due to the availability of employment at the Port and good access the A14 and rail connections to the wider region.

A 10.6 hectare (26.3 acre) site at Howlett Way owned by Trinity College was one of several sites that has been allocated for development in the Local Plan following consultation with the local community. The development will provide new publicly accessible open space, play equipment and a new pre-school, alongside up to 340 homes which will be suitable for families, first time buyers and the elderly. The site is located adjacent to the main bus route connecting Felixstowe and Ipswich and has excellent access to the Port and the A14.

+ Walton North - Residential

A proposal to build new homes at Walton North with public open space and a linear park was approved by the Local Planning Authority in August 2018 (DC16/2778/OUT).

The proposal includes:

  • Up to 385 new homes in a mix of styles and sizes (including the potential for bungalows and Lifetime Homes)

  • Funding to relocate Felixstowe Rifle Club

  • Refurbishment of the listed stables north of Walton Hall to create new small business units

  • A new link road and access roundabouts, creating a north / south link between the Candlet Road and the High Street providing an additional route for traffic accessing or exiting Felixstowe and relieving traffic passing through the Trimley villages

  • Eight acres of open space including a new linear park to create a gateway to Felixstowe befitting of its status and a sympathetic setting for Grade II listed Walton Hall.

The site was sold to Bloor Homes in 2020 and they are progressing with the site.

The Trimley Estate is reviewing options for renovation and reletting of the former riding stables as commercial premises, creating a small business hub to help foster local small businesses and keep them in the local area. Discussions have been underway with the Felixstowe Chamber of Commerce, and when proposals are finalised an application will be submitted.

+ Felixstowe Garden Neighbourhood - Mixed use leisure led

The Trimley Estate includes some of the land proposed for the development of a leisure-led Garden Neighbourhood north of Felixstowe, included in the current Local Plan. The proposal aims to provide up to 2,000 homes in a planned development delivered over many years on land north of Candlet Road. The draft plans include a new state-of-the-art leisure centre to replace Brackenbury Sports Centre, Felixstowe Leisure Centre and the Eastward Ho pitches, a new primary school with nursery, open space, and a community hub, which could include local shops, employment space, a care home, medical facilities and community hall.

+ Hand in Hand, Trimley St Martin - Residential

Outline planning consent has now been received to build up to 70 homes and associated public open space on a 2.45 hectare (6.05 acre) site in Trimley St Martin. Taylor Wimpey are now progressing the detailed design and delivery of the scheme. One third of the new homes will be delivered as subsidised Affordable Housing to help address local needs and the scheme will provide a new village green opposite the Hand in Hand Public House to provide a new amenity for local residents.

+ Mill Farm, Thurmans Lane - Residential

Suffolk Coastal District Council has given outline planning consent or up to 50 homes and associated open space on a 1.7 hectare (4.2 acre) site on Thurmans Lane, Trimley St Mary. The site detailed design and delivery of this scheme will be progressed by a developer in the near future. One third of the new homes will be provided as subsidised Affordable Housing, with the remainder for sale at local market value.

+ Felixstowe Rifle Club - Relocation

The Felixstowe Rifle Club was formed around 1900 and originally used the army ranges at Languard Common before being relocated to its current site to the north of the High Street after the Second World War. The club has about 100 members. Planning permission has been obtained for the relocation of the Club to a site north of the railway line, off Nicholas Road in Trimley St Mary. The new site will provide a state-of-the-art indoor and outdoor rifle range facility, securing the long-term future of Felixstowe Rifle Club, whilst allowing the existing site to be developed for new housing and employment facilities. Construction is now underway to provide:

• 50m and 100-yard outdoor ranges for small bore rifles • an indoor range for air rifles • an indoor range for full bore rifles • a combined club house and armoury, and • associated parking

The existing air gun range, part funded by Sport England Lottery Fund, will be dismantled, and relocated on the new site. New bunds will form the western northern and eastern boundaries of the two outdoor ranges, in addition to a bund which will separate the two to help mitigate noise.

+ Grimston Hall and Barn

Grimston Hall is a Grade II (star) listed building and barn complex and is in need of renovation. We are discussing the possibility of undertaking a programme of renovation funded by a suitable enabling development with East Suffolk Council
